My executive team and I are pleased to introduce our first new neighbourhood since assuming
ownership in 2010. This is the first step in defining the future of Bear Mountain. Moving forward, we
are shifting the focus from a resort centric development to a year-round vibrant residential community.
Our development plans will reflect low density neighbourhoods that have been thoughtfully designed
to capture the outdoor lifestyle elements unique to our wilderness-edge location. The Westin Bear
Mountain Resort, with its premium amenities, will become the heart of an active community that is
friendly, welcoming and aesthetically rich. In keeping with our tradition of quality built homes, Bear
Mountain will introduce a variety of housing concepts in distinct neighbourhoods linked with walking,
hiking and cycling trails allowing residents greater access to the unique mountain setting. We invite

The Hedgestone Neighbourhood
The much anticipated first step in renewing and repositioning the future development of Bear
Mountain is the planned Hedgestone Neighbourhood. Comprised of three properties, the
Hedgestone Neighbourhood includes, Lower Hedgestone, Upper Hedgestone and a redesigned
Highlander. An increased number of single family lot sites and a reduction of originally planned
high density, high rise housing will contribute to more community focused neighbourhoods.
Victoria's only mountainside resort is a great place to visit, but it's even better to call home. The new
home sites are thoughtfully positioned to take full advantage of the natural terrain's rugged beauty
and some of the most stunning vistas on southern Vancouver Island. Beautifully designed, quality

A Letter From Nicklaus Design
On behalf of Nicklaus Design, we are delighted to learn that Bear Mountain, as a golf community, has a renewed vision for making the club viable and sustainable now and into the future. We appreciate the sensitive and creative considerations that have been presented to us with respect to the modifi cations to the Mountain Course. Proposed alterations include the shortening of Hole No. 9, removing No. 10 from play, and bringing the current “19th Hole” into the routing and regular rotation of the course; all of which are approved by Nicklaus Design.
We appreciate the cooperative spirit displayed and are happy to assist the golf club with implementing these changes. Bear Mountain has achieved numerous accolades over the years and we are proud of our association. We look forward to participating in the club's long-term strategy and the collective efforts to make Bear Mountain a viable and sustainable club for many years to come.
